Do Home Warranties Cover My Roof?

February 10th is National Home Warranty Day, designed to remind us to protect the vital appliances and components of your home. No part of your home is more important than your roof, as it protects you and your property from inclement weather.

National Home Warranty Day is also meant to bring attention to home warranties, which can be a convenient way to protect yourself from expensive repair and replacement costs.

Before we dive into how roofing is or isn’t covered by a home warranty, let’s start with the basics.

What is a Home Warranty?

Unlike Homeowner’s insurance, which protects in the event of a disaster, a home warranty is a service contract that covers the repair or replacement of major home systems and appliances that may break down due to normal wear and tear. It’s designed to provide homeowners with peace of mind by helping them manage unexpected repair costs.

Home warranties can be beneficial for homeowners, especially those with older homes or appliances. They provide financial protection against unexpected repair costs and can help homeowners budget for home maintenance expenses.

Home warranties generally focus on covering systems and appliances within the home, such as HVAC systems, plumbing, electrical systems, and major household appliances like refrigerators, dishwashers, and ovens.

Do Home Warranties Cover Roof Repair?

If you’re looking for a home warranty that covers your roof, you’ll need to read the fine print. Not all plans cover your roof. And some only cover up to $1,500 of leak damage. It’s important to note that home warranties do not typically cover water damage at all.

Do Home Warranties Cover Roof Replacement?

It’s unlikely that your home warranty will cover the replacement of your roof. If you have concerns, you should review your home warranty to see what your roof coverage would be in the case of a full roof replacement.  Roof replacement is considered a major structural repair and is not typically included in standard home warranty coverage.

Roof repairs and replacements are usually considered part of homeowners insurance rather than a home warranty. Homeowner’s insurance policies may cover roof damage caused by specific perils such as fire, windstorms, or hail, but coverage for general wear and tear or maintenance issues is typically not included.

If you’re concerned about your roof, it’s a good idea to review your homeowner’s insurance policy to understand what is covered and consider regular maintenance to prolong the life of your roof.

Home warranties can be a proactive way to protect yourself from unexpected expenses. You can get some home warranties that will cover repairs, but because a roof is architectural, most home warranties will not cover it.
